Terms & Conditions

ARRIVAL/DEPARTURE – Check-in time is after 3 PM CST. Check-out time is before 10 AM CST. We will try to accommodate exceptions to these times based on the property’s rental schedule. NO early check-in or late check-out is permitted unless confirmed by Rich Coast Vacations in writing via email. Arrivals after 6:00 PM CST are subject to a $20 late check-in fee and collected upon arrival. Check-ins after 11 PM are NOT allowed.

SMOKING – All of our rental properties are non-smoking, except in designated outdoor spaces. Any smoking inside the property will void the contract, and the client will be asked to leave. Cleaning of the home and furnishing to remove the odor will be charged to the rental client as outlined below in “DAMAGE DEPOSIT”.

PETS – Pets are not permitted in any rental property without written authorization by Rich Coast Vacations. Clients will be asked to leave and will forfeit their deposit if an unauthorized pet is discovered in the rental unit.

DAMAGE DEPOSIT – A damage deposit of $500-$1,000 (depending on the property) is due one (1) day before arrival and is automatically released seven (7) days after departure. We will notify the client of any damage or missing items before charging. No client will be charged for everyday wear and tear. If the property is left extremely dirty, an additional cost of $75 will be withheld from the Damage Deposit. To avoid being charged:

  • Do not smoke inside the rental property

  • Do not bring unauthorized pets inside the rental property

  • Ensure all keys and remotes are returned at check out

  • Ensure any charges accrued during the stay are paid before departure
     

PAYMENT – An advance payment equal to 50% of the “Total Price” is required to secure the reservation. The advance payment is not a damage deposit. The remaining balance is due 60 days before the contractual arrival date. Payments can be made in the form of credit
card/PayPal.

CANCELLATIONS – We recommend purchasing trip cancellation insurance as all paid prepayments are non-refundable. If you need to cancel your rental more than 60 days before your arrival, we are happy to offer a credit to stay at the same property within one year of the
original check-in date. This credit is subject to the availability of this same property and applicable for dates with the same nightly rental rate or less. To receive a fell refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days beforecheck-in. If guests cancel 14 or more days before check-in but not within 48 hours of booking, you'll be paid 50% for all nights. If guests cancel between 7 and 14 days before check-in, you'll be paid 50% for all nights. If guests cancel after that they will be charged 100% for all nights.

MAXIMUM OCCUPANCY- The maximum number of guests for the property is limited to the designated number on the contract. If the number of overnight guests exceeds the agreed- upon number in this signed contract, then Rich Coast Vacations can ask the client to vacate the property, and the client will forfeit his/her rental fee. For rentals of two weeks or longer, overnight guests may be allowed with prior approval. These guests may incur a charge of $50.00 per person per night. Please check with Rich Coast Vacations to verify.

KEYS – If you lock yourself out of the property, we are happy to come to your rescue. However, there will be a $25 charge or $40 after office hours. These fees apply to both doors and safes.


LINENS – No bath towels or linens are to be taken outside of the house except beach towels.


FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental monies, and the party will not be permitted to check-in.

OCCUPATION OF PROPERTY – Occupation of the property is reserved to those named in the contract. Shared reservations are not permitted.

​

EXCEPTIONS – Any exceptions to the policies mentioned above must be approved in writing in advance.
